Preparation Before Renting Out Your Property

Before starting the rental process, you should be fully prepared. First impressions matter, so the property must look its best for prospective tenants. Keeping it that way for all viewings gives you the best chance of renting faster and at a better price.

Exterior Appearance

This is the first impression prospective tenants will have. Whether it is a house, apartment, office, or shop, focus on cleaning corridors and common areas, windows, walls, doors, and facade where needed. Keep rubbish out of sight.

Interior

  • Remove excess items and create more space by moving furniture, tidying, and removing unnecessary objects, books, and clutter.
  • Clear cupboards and wardrobes of non-essential items.
  • Make small repairs: fix leaking taps, wall cracks, broken or uneven tiles, replace burnt-out bulbs, and make sure everything works.
  • Clean carpets, floors, windows, light fixtures, and fittings thoroughly.
  • Remove unpleasant smells, including pet smells and cigarette smoke.
  • Refresh rooms with paint if needed.
  • Maintain a clean, tidy, and decent appearance.
  • Remove damage, defects, and damp.
  • Check for serious faults and structural problems.
  • Make sure all aspects of the property meet requirements and standards so you have the best chance of finding suitable tenants and achieving a good price.

It may look like a lot of work, but time, energy, and even a little money spent now can help you rent the property faster and for a higher price.

Rental Price

  • Property management fees, if required.
  • Property insurance, if required.
  • Unexpected repair and maintenance budgets.
